Residential Certificate of Continued Occupancy Guidelines

Please be aware that failure to obtain permits, or close out open
permits will result in timely delays

The following list is provided to assist you in the inspection process, please read and assure all items are complete prior to requesting your CCO inspection

The inspector may require additional deficiencies corrected

6 INCH HOUSE NUMBERS Must be posted on front of the house and visible from the street, written words are not acceptable.
STEPS & LANDINGS Must be in sound and good condition.  Open stairs, landing or balcony more that 30 inches from grade require a guardrail.
RAILINGS Handrails and guards shall be firmly fastened and capable of supporting normally imposed loads and shall be maintained in good condition
WINDOWS All must have screens. No broken or cracked glazing. They shall be capable of being easily opened, held in position by window hardware and locked
WASHER/DRYER Must discharge into a drainage system, not on the ground or into a sump pump.  Dryer must be vented to the exterior with a metal pipe or foil flex, in accordance with the manufacturer’s instructions
DOORS All doors must be operational with hardware. Deadbolts on the front door can not require a key to open from the inside
HEATING UNIT Must be operational and connected to a thermostat. Area around furnace must be free and clear of storage and/or debris.
GARAGE Door from house to garage must be maintained in operative condition. No extension cords on garage door opener.
ROOF No leaks, no missing shingles, no excessive curling.
STOVE/RANGE Must be operational with knobs and hardware. Must have Anti Tip Device if free standing.
FLOORS Smooth and free of tripping hazards.
PLUMBING Fixtures shall be properly installed, connected and maintained in working order.
ELECTRICAL All receptacles (outlets), switches and junction boxes must be properly covered. Extension cords are not permitted. A clear and unobstructed path is needed to the panel box. Open slots in the electrical panel must be properly covered.
YARD & PROPERTY Must be clean and free of debris, lawn and landscaping maintained.  All debris must be removed from site; no large amount of refuse may be at the curb.
FENCE If there is a pool on the property, it must be pool code compliant.
GENERAL CONDITIONS Walls, ceiling, trim, paint, siding and fences must be in good and sound condition.
SMOKE DETECTORS Original system built with the house must be maintained (e.g. interconnected cannot be replaced with a stand alone battery operated). Battery operated smoke alarms are required to have a ten-year sealed battery installed on each level of the house, including basements and crawl spaces and within 10 feet of any sleeping area.
CARBON MONOXIDE  Must be installed in the vicinity of all sleeping areas, if bedrooms are on more than one floor level, additional detectors are required.  Detectors shall be installed in accordance with manufacturer’s installation instructions. Instruction booklet should be left for future homeowner
(NOTE: Covered Bridge does not require carbon monoxide detectors)
FIRE EXTINGUISHERS

All residential units must have a fire extinguisher. It must be rated for residential use consisting of an 2A-10BC type and weigh no more than 10 lbs. Extinguisher must be removed from the box and placed under the kitchen sink cabinet or mounted within 10 feet of the kitchen.

LEAD REQUIREMENTS Rental properties built prior to 1978 must provide a Lead Safe Certificate per regulation P.L.2021, c182
